Hello Friends!

I just wanted to share a really cool website I recently started using/loving: Houzz. It’s an online community/site that’s completely dedicated to home renovation, interior design, landscaping ideas and more. The site includes photos, similar to Pinterest, but also has information on paint colours and products in those photos, as well as articles written by professionals. You can also find a professional in your area to help with whatever home projects you need.  Give it a try and let me know your thoughts! Check out Houzz.com OR get the app!

Our Second Flip – Before and After

Happy Friday Friends! I hope everyone had a lovely week and that you got enough of a warm weather fill throughout the week since it’s supposed to cool off for the weekend.

I thought I would do another post on our house flipping. The second house we did was a 4-bedroom two storey brick home in west Pickering (right on the Pickering/Scarborough border) that had been built in the early 1980s. The home hadn’t had a thing done to it since it was built, and offered a perfect opportunity for us. Right price, large lot, steps to the Rouge Provincial Park, and loads of potential.

Are U.S. properties a good investment for Canadians?

There’s been a lot of talk around the office as of late about investing in homes in the United States. Whether it’s about home prices in the States or any other reason, it’s a great topic for discussion!

Some markets in the United States have experienced significant depreciation in home values in the last few years. This market adjustment – combined with a strong Canadian dollar – have resulted in prices not seen by Canadian homebuyers in many years. Read the rest of this entry »

How much home can you afford? Part 1: Carrying Costs

Greetings! Hope you all had a fantastic weekend. I spent mine in Ottawa showing a few homes in the area. It’s always interesting to see what your money will get you in different places. A certain amount may get you a lot more in one city than it does in another, or you could look at condo prices versus detached homes.

This all got me thinking about other cost considerations when buying your home. Finding the right property at an affordable price can sometimes be a challenge. When it comes to deciding just how much home you can afford, there are two kinds of expenses you’ll need to consider – the ongoing (or ‘carrying’) costs of the home, and your closing costs. How to plan an Open House Tour like a Pro!

There’s a lot of information out there for sellers staging an Open House, but surprisingly few guidelines for the people who come to view them.  For some, an Open Houseviewing may simply be an impulse activity to satisfy their curiosity about a neighbor’s home.  However, for serious buyers, especially First Time Buyers who have limited experience in seeing different home styles and layouts, visiting Open Houses can be a very worthwhile exercise. Great Service is all about listening to the customer

Agent at Home

In today’s marketplace, Canadian consumers are constantly being inundated with advertising claims from a number of real estate brands, many of which sound very similar from one company to the next. The consumer is left wondering whether there really is a difference between real estate companies.

That was a key reason why Coldwell Banker developed Ultimate Service®. It all starts with listening. Every customer and every transaction is different. Only by listening to the customer and truly understanding their individual needs, can you deliver a value proposition that will meet those needs.

There are three distinct steps to the Ultimate Service marketing process:

— First, we listen to the customer, to understand their needs and goals.

— Second, — together with the customer — we develop a customized service plan to meet their needs…and then commit to that service plan, in writing. We offer a signed pledge to customer satisfaction in the form of our Buyer and Seller service guarantees

— And finally, we give our customers an opportunity to evaluate our service in the form of customer satisfaction surveys.

These satisfaction surveys benefit the consumer in two ways. First, it provides valuable feedback which allows us to continually evaluate and refine our service offering. Only by constantly improving can you ensure that your service stays ahead of your customers’ expectations.

But there’s another way that our survey benefits the consumer – it offers them a proven track record of our performance. In fact, Coldwell Banker Canada has just earned a 98% overall satisfaction rating from Canadian Home Buyers and Sellers. And what’s more, we’ve now done it for 14 years in a row!

This satisfaction rating is unique in the real estate industry. Why? Because it’s based on what real, live customers had to say about the service experience delivered by their Coldwell Banker professional. This 98% satisfaction rating was tabulated by an independent third party company, and is based on the responses of over 55,000 Canadian home buyers and sellers. No other company in real estate can make that claim.

When you choose Coldwell Banker, you don’t have to take our word for it that we provide outstanding service – just ask our customers!
